Method

We photograph every house at two tides.

A coastal house is two different properties over a six-hour cycle. Showing only one of them is how buyers end up travelling four hours to a view they were not expecting. Since we started shooting both, viewings that lead to a second viewing have gone from one in five to one in three.

Selectivity

We say no to four houses out of five.

Not because we are precious, but because a short list is the only thing that keeps our buyer register worth being on. When we send you a house, you already know we thought hard about whether to. That is the entire product.

In Their Words

What clients say when we are not in the room.

They talked us out of the first house we fell in love with. It had a drainage problem they spotted from the driveway. Six weeks later they sold us the one we actually live in.

We were buying from three time zones away. Every viewing came back as a proper walkthrough with the tide in and the tide out. Nobody else offered that.
